WHAT IS DESIGN/BUILD?
There are many different project types that an owner of a construction project can choose from to complete their project. Design/build is one of them.
Design/build is where one company, the design/build firm, enters into one contract to provide both design and construction services. In all other project types, an owner enters into separate contracts with different firms for design and construction. A single contract for design and construction is what defines a design/build project. If the owner enters into more than one contract for those services, it is not design/build.
One contract makes all the difference.
In a design/build project, the role of designer and contractor are integrated within a single firm. That firm oversees the project from conception, to design, to fabrication, to installation and through commissioning. In successful design/build projects, project members think and act as a single entity. Design/build is a highly collaborative process that facilitates trust, respect, teamwork, innovation, flexibility and creative problem solving and unleashes the power of the team to deliver projects faster, better and for the optimum cost.
